Real estate → Retail property → Shopping-center REITs
Overview
These REITs own retail properties and lease space to businesses. This example focuses on open-air neighborhood centers, often anchored by a grocery store, and larger big-box centers. Rent, tenant reimbursements, occupancy and property expenses shape results.
Malls, outlets and freestanding net-lease properties have different business models and remain separate categories. Grocery anchors do not remove investment risk.

Metrics explained
BRX learning examples only, not industry averages. Quarter ended June 30, 2026; released July 27, 2026.
NOI describes property operations before financing, depreciation and capital spending. It is not bottom-line cash flow; same-property definitions differ across issuers.
Signed leases may not yet have commenced. Compare leased and commenced occupancy before assuming space is producing rent.
Leasing spreads cover a specified set of leases. New versus renewal leases and cash versus straight-line measures are not interchangeable, or whole-portfolio growth.
Per diluted share for the quarter. FFO is supplemental non-GAAP performance, not GAAP profit or cash flow. AFFO definitions are not universal.
Debt ratios require the exact denominator and period; avoid comparing unlike measures.

- August 4, 2026: Kimco reported Q2 occupancy of 96.4% and comparable new-lease cash spreads of 40.4%. These describe Kimco's specified cohort, not the industry average. Kimco Q2 release
- July 29, 2026: Regency reported $68 million of Q2 development/redevelopment starts and $680 million of in-process cost at share at June 30. Project spending does not guarantee returns. Regency Q2 release
Risks
Tenant failures and anchor closures can reduce rent and traffic. Shopping habits, operating costs, redevelopment delays, refinancing and interest rates, local concentration and storm damage can all affect results. Grocery-anchored does not mean risk-free.

Existing fictional case · DEMO
“I believe demand will remain resilient, but I have not verified it.”
Success condition: independently verified demand supports the premise. Invalidation: admitted demand evidence contradicts it.
Outside opinion · fictional attribution
Avery Example · Fictional Example Research · DEMO · fictional 12-month horizon. Attribution is unverified, not fetched, and cannot improve the evidence assessment. No target or valuation evidence is supplied.
Separate qualitative assessments
Insufficient evidence · no admitted facts bound
Supporting case: the fictional claim that demand stays resilient, unverified.
Counterargument: no admitted counterevidence is bound; success still depends on independent verification of the assumptions.
Overlooked risks: valuation, financing, liquidity and concentration are not established. What independent evidence supports demand, and what would change the premise?
Change a fictional repricing assumption
Original reasoning versus local assumption
Original fixed example: DEMO, 12 months, demand resilience unverified.
No stored history or dated market update is created. New publications, revisions and price changes remain unavailable. An edited assumption is not a verified market fact.

Reasoning support and subsequent performance remain separate. A profitable trade would not prove the reasoning correct.

These invented lines suggest how two differently timed waves might look when aligned. Similar shapes alone would not establish a recurring cycle or predict inflation. Genuine comparisons would need consistent definitions, sources and full-period treatment.
